MEET MAURICE

Maurice Perrault served with the Edmonton Police Service until his retirement in 1989. Upon retiring he obtained his Real Estate License and worked alongside his wife Margarete for many years. During his tenure is Real Estate he managed a very busy Real Estate office for one year.

Maurice and Margarete have lived a condominium life style for nearly 25 years. Five of these years was living in a 'strata' is West Kelowna, BC. (Strata is the BC term for condominium). Maurice learned very quickly the necessity of reading and understanding condominium documents. Thanks to his experience as a police officer, he was able to understand the legal language of condominium documents. He knew that understanding these documents was crucial before purchasing a condominium.

Maurice pursued his learning about condominiums by taking various courses and attending seminars. He attended the Condominium Management 100, 200 and 300 courses offered by CCI. These are the same courses that Condominium Managers have taken to do their jobs. He is presently a past Director on the board of the Canadian Condominium Institute - North Alberta, he was also on the Education Committee. He has served on the boards of the condominiums in which they lived, many times as President. He is President of the condominium corporation in which they reside in Sherwood Park.

As a Realtor he has seen and still does see people buying a condominium without understanding what is contained in the 300 to 400 pages of information they receive. Usually they look at the pile of paper and become overwhelmed at the thought of wading through the stack of documents. They sign the paper that says they have received all the documents, notice it doesn't say they understood the documents. It's not until after they have moved into their condominium that they start to learn the meaning and implications of terms like; Reserve Fund Report, Reserve Fund Balance, Reserve Fund Study, Reserve Fund Plan, Bylaws, Easement, Estoppel Certificate, Funding Plan, Resolution, Special Assessment, Unit Factors, and probably numerous other terms they have not encountered in other Real Estate transactions. Now is the time they wish they had hired someone to read the documents for them and tell them if there are any warning signs they should be aware of before they buy.
